I'm not saying this is 100% correct but here are the things that I heard when I tried to figure out some of the new song lyrics.

The first time written is refering to the audio file of the U2 material shown in the U2.com trailer found here:

Instrumental 1 (00:00-00:41) (01:42-02:23):

Lanois: It's kinda touching to know that you're still associated with people 25 years later as has been the case with Eno and U2.

Lanois: It's something special about entering the arena and having that kind of history behind you.
And funny enough, even though maybe you haven't seen people in a year or two, or six months you just immediately feel comfortable and pick up where you left off.
So, it's great to be back in the studio with my old compadres.

Lanois: How do you feel about the quality of our work right now?
Eno: Well, it's as though for the first time we've really figured out the way we work together best, the whole...all six of us actually, you know.

I need to stop reading about this stuff...it makes it so frustrating to wait, although I suppose knowing anything is better than waiting for an album and never hearing anything.

I cleaned the clip up a bit myself
this is what I hear for the clapping song:

They let the muddy water heal them
on bold, bright days, baby
Take 'em down to Nawlins (Big Easy)
Oh, now they feel quite like you, can't hold your ??? (sounds like he says peas/please)
 
Another person who says Tripoli as well, apparently no longer posted in the Official Daniel Lanois Forum, I can't seem to find it anyway.

I think one of my favorite clips is one where Bono's actually playing the guitar and warbling a song about being in old Tripoli, and Daniel is just standing next to him eating a sandwich...
 
Another correction for "Tripoli"/Clapping
I did some stuff to the audio from the trailer trying to clean it up a little and it seems like U2DMfan was more correct on this that I thought before, my apologies to you. Some parts make more sense others less by this "correction".
